Don’t Wait To Head For The Karoo ‘Riviera’ On Retirement?

Press release article by Pam Golding Properties

In a world where water supply is increasingly important, property purchasers with vision are showing increasing interest in homes in the Karoo’s Riviera – along the Orange River in the Lake Gariep (or Xhariep) area, reports Wayne Rubidge, manager for Pam Golding Properties in the Karoo.

“Gariep is south Africa’s largest man-made lake with quality fresh water supplied by the Orange and Caledon Rivers, with their source being in the Drakensberg and Lesotho regions. Fresh water is the main resource of the area and with no large industries and little agriculture, the future looks positive for Gariep and the Karoo’s Riviera – an area surrounded by nature reserves and appealing water and outdoor activity destination. Easily accessible via the N1 or other roads leading to the Eastern Cape, the Karoo Riviera’s central location is where the Northern Cape, Eastern Cape and Free State meet.

Rubidge says the desire to retire to this area is leading the demand for residential property in the Lake Gariep region: “The main towns associated with Lake Gariep are Gariep, Oviston, Bethulie and Vanderkloof. Each town has its own appeal with buyers emanating mostly from the more cosmopolitan areas such as the Western Cape, KwaZulu-Natal and Gauteng. The clean air, abundant good-quality water supply, safe environment and healthy Karoo lifestyle is complemented by the ease of relocation and adjustment to this sought-after country lifestyle where the locals are welcoming the new property owners who bring fresh and innovative ideas to an attractive lifestyle and adventure destination,” he says.

Popular price ranges for homes are from R350 000 to R500 000 depending on the town, size of the home and its location. Increasingly buyers are looking to spend more in order to purchase their most desirable home as they see this region as offering long-term security. As a result, houses in the R750 000 price range are receiving growing interest.

“The towns themselves have their own unique character and identity – Bethulie is the historic town, Oviston the resort town and Gariep the main service town. Interest in the historic town of Bethulie remains strong, with Pam Golding Properties having sold over 35 properties here over the last three years. Average house prices are between R300 000 and R500 000 while a larger, resorted, older home with business rights is priced at R695 000. Karoo smallholdings are scarce and popular with investors wishing to farm on a small scale, and PGP is currently marketing a 1.6ha smallholding with Eskom power, three boreholes and a three-bedroom house priced at R720 000,” says Rubidge.

Across Lake Gariep on the Eastern Cape side is the picturesque resort town of Oviston, which lies adjacent to the Oviston Nature Reserve. House prices in this resort town are similar to Bethulie and like Gariep, Oviston is popular among those retiring, being secure and with each house within walking distance of the reserve and lake. A three bedroom lakeside house with very scenic views sells for R650 000, while on currently on special promotion is the Oviston Resort which includes 17 chalets on 1.6ha of prime land and which is being sold in its entirety, exclusively through Pam Golding Properties for R1.55 million.

Says Rubidge: “This is an ideal opportunity for an individual or couple to relocate to the country and enjoy an income as owner/manager of this up and coming leisure and adventure destination. Already achieving a sound turnover with lots of potential for development, the resort is spacious with various sizes and combinations of chalets and it includes an office, bar, store, laundry and recreation centre, and has a landscaped garden.”

On the Free State side of Lake Gariep is the bustling town of Gariep, a thriving centre located close to the Northern Cape town of Colesberg, easily accessible from the N1 and strategically midway between Johannesburg and Cape Town. In 2009 the remodelled Gariep Hotel was successfully launched as the 4-Star De Stijl Gariep Hotel which included a sectional title component with hotel rental pool options overlooking the lake, yacht basin and the Forever Resort. Currently one prime fully furnished, two bedroom unit in De Stijl Gariep – with exceptional lake views – is on the market priced at R985 000 through Pam Golding Properties.

Also in Gariep is the recently launched Gariep Lifestyle Village which is the first Karoo planned lifestyle retirement option and which has full medical facilities, including a 24-hour medical centre for short term and long term patients and frail care. Homes are available in various options with air conditioning, under-floor heating and DSTV, and all units are linked to a central switchboard by intercom. Pam Golding Properties are marketing units in this project, with life rights for a two bedroom unit selling for R630 000, and if an assisted living flat is required a further R300 000 is payable. Other facilities in this lifestyle village include a restaurant and community halls while the town itself has shops, sports facilities, various other facilities and even an active theatre.
